Landlord Guide

Renting out your property isn’t just about finding a tenant — it’s about getting the property ready, legally compliant, and positioned to attract the best renters at the best price. This guide walks landlords through everything they need before launching their property onto the rental market.

1. Prepare the Property for Tenants

A well-presented home attracts higher rent and better-quality tenants.

✔ General Presentation

  • Clean thoroughly throughout
  • Refresh paintwork if walls are marked or dated
  • Replace broken bulbs and fix small maintenance issues
  • Ensure flooring is in good condition
  • Remove clutter and personal belongings

✔ Kitchen & Bathroom Checks

  • Appliances in safe working order
  • Clean oven, hob, fridge/freezer
  • Check for mould or damp
  • Ensure all taps and toilets work properly
  • Replace cracked tiles or worn sealant

✔ Heating & Water

  • Boiler serviced and in good working order
  • Radiators working
  • Water pressure checked
2. Safety & Legal Requirements

Landlords have strict legal responsibilities. Here’s what must be in place before a tenant moves in:

Mandatory Requirements

  • EPC (Energy Performance Certificate) – must be E or above
  • Gas Safety Certificate – renewed annually
  • Electrical Installation Condition Report (EICR) – valid for 5 years
  • Smoke Alarms on every floor
  • Carbon Monoxide Alarm in any room with a solid fuel appliance
  • Right to Rent checks
  • Deposit protection through an approved scheme

Recommended (but wise!)

  • Portable appliance testing (PAT)
  • Legionella risk assessment
  • Upgraded security locks
  • Fire safety checks if furnished
3. Furnished or Unfurnished?

If furnished, ensure items are:

  • Modern
  • Clean
  • Safe
  • Fire-label compliant

Provide an inventory either way — this protects everyone.

4. Marketing Ready

To hit the ground running:

  • Ensure the property is clean before photography
  • Stage rooms (simple decor goes a long way)
  • Have the EPC and compliance documents ready
  • Give your agent keys and alarm codes
  • Agree on expected rent and marketing strategy
5. Choosing the Right Tenant

Your agent will handle viewings, referencing and checks. Good tenants have:

  • Strong references
  • Good credit history
  • Stable income
  • A clear rental track record

Quality matters more than speed.

6. Ongoing Responsibilities

Landlords must ensure:

  • Repairs handled promptly
  • Annual gas checks
  • 5-yearly EICR remains valid
  • Property remains safe & well maintained
  • Deposit paperwork remains accurate

A happy tenant = longer tenancy & fewer voids.
